What is Edicta?
Edicta is workflow management software for Ontario mortgage enforcement. It carries an enforcement file from confirmed default through to discharge in one matter record, with the stages, deadlines, documents, parties and audit trail the work requires. It is built and operated by Edicta Inc., a Canadian company based in Ontario, and its application and database are hosted in Canada.
Who is Edicta for?
Edicta is built for Ontario law firms that act for mortgagees on enforcement files, and for the private lenders, mortgage investment corporations (MICs), property managers and brokers who work those files with them. The matter record is designed so that counsel, lender and property manager can work from the same file, each with a permission-scoped view.
Does Edicta replace practice management software?
No. Edicta sits alongside your practice management software (CosmoLex, Clio, PCLaw or another) rather than replacing it. Your practice management system keeps the matter number and the books; Edicta holds the state of the enforcement file: where it is, what is due, what is blocked, and why. Edicta does not currently exchange data with those systems.
Does Edicta cover the court steps as well as power of sale?
Edicta is built around enforcement under the Ontario Mortgages Act. The core workflow is power of sale: demand, notice of sale, the notice period of at least 35 days before the mortgagee may sell, sale and closing. Where a file goes to court, whether for possession, on the covenant, or as an action for judicial sale or foreclosure under Rule 64, the court dates are recorded on the same file: the statement of claim, the defence or request-to-redeem deadline that runs from service, judgment or final order, and the writ of possession.
Which deadlines does Edicta track?
Edicta tracks the dates that matter on an Ontario enforcement file: the earliest date a notice of sale can be given, the redemption date stated in a notice of sale, defence deadlines that run from service, the currency of the title sub-search before a notice is given, and the Sheriff's enforcement dates for a writ of possession, among others. Warning thresholds and hard-stop gates are set per firm, and Edicta applies them consistently across every file. Each deadline is shown with what it rests on, so it can be checked rather than trusted.
How does Edicta calculate a deadline, and can I see why?
Edicta calculates deadlines from recorded facts such as the default date, the date a notice was given and the date of service, and shows each deadline with the facts it depends on. If a fact such as the default date is corrected, the deadlines that depend on it are recalculated and the before and after are shown.
Where is Edicta's data hosted?
Edicta's application and database are hosted in Canada, on Canadian infrastructure, encrypted at rest and in transit. Sensitive documents are stored on your firm's SharePoint, not ours: Edicta references them, and your SharePoint permissions, retention and sharing rules continue to govern them. Sub-processors are listed in the security documentation available under NDA.
How do users sign in?
Users sign in to Edicta with their existing Microsoft credentials. Edicta is integrated with Microsoft Entra ID, so your firm's multi-factor authentication, conditional access and deprovisioning policies apply automatically. Each firm's access is set up by Edicta before its users can sign in.
Does Edicta handle privileged documents?
No. Edicta processes only non-privileged documents such as the charge, the parcel register and payment histories. Solicitor-client correspondence, including the instruction letter from your client, stays in your firm's own systems; counsel records on the file only the facts needed to run it, such as the authorization to proceed.
Does Edicta give legal advice or make decisions on a file?
No. Edicta records facts, calculates and explains deadlines, prepares documents for review and keeps the audit trail. Every decision on a file is made by counsel, and generated documents are prepared for a person to review and sign before anything is served.
Can a lender or property manager see the file?
The Edicta matter record is built so that counsel, lender, property manager and broker each work from a permission-scoped view of the same file, and lender status reports are produced from that record rather than reconstructed by email. Ask in the demo how lender and property-manager access is set up for your firm.
What happens in a demo?
An Edicta demo is a 30-minute walkthrough over Microsoft Teams on a sample Ontario enforcement matter, run by the founder. Nothing needs to be sent or prepared, and no client information changes hands. Tell us which stage or recurring problem you want to see: the walkthrough covers it where it can, and we say plainly where the product does not yet reach. Your clerk is welcome to join.
How is Edicta priced?
Edicta's pricing is discussed after the demo, once we understand your file volume and which parts of the workflow your team would use. Firms that want to go further can start on a small number of files, with counsel and clerk involved, and decide from there.
Is Edicta available outside Ontario?
No. Edicta is built for one workflow, in one province, for one set of professionals. It is not a general litigation, family law or commercial real estate tool, and it is not offered outside Ontario.
How do I contact Edicta?
You can reach Edicta at info@edicta.ca or through the demo request form on the home page. Replies within one business day, and no sales sequence afterwards.
